Repair or Replace
We fix far more doors than we replace. These are the cases where replacement genuinely wins.
Once panels crack or a wood door starts rotting at the bottom rail, the door loses rigidity. Patching buys months; the flex keeps stressing hinges, rollers and the opener.
A bumper into a bottom section bends the panel and often the track behind it. Single sections can sometimes be swapped — but on older doors matching panels are frequently discontinued.
A single-layer steel door does essentially nothing against Charlotte heat. If the garage is attached, that heat migrates straight into the rooms next to it.
Springs, then cables, then rollers, then a section — when the repairs start queueing on a door past twenty years, replacement usually costs less over the next five years.
Older doors paired with pre-1993 openers often lack photo-eye sensors and pinch-resistant section joints. Both are standard on current doors and openers.

Choose the Build
Material and construction matter more than colour. Here is what actually separates them.
Most requested · Attached garages
Two steel skins bonded to a polyurethane or polystyrene core. Warmer in winter, far cooler in summer, dramatically quieter, and much stiffer than a single-layer door of the same size.
Budget-friendly · Detached garages
Single-layer galvanized steel. Low maintenance, weather-resistant, and the most economical route to a clean new look when the garage is purely for storage or parking.
Maximum curb appeal
The swing-out carriage look on a modern sectional door that still rolls up overhead. Available with window inserts, decorative hardware, and wood-grain finishes to suit the house.
R-value measures how well the door resists heat moving through it — higher is better. Non-insulated steel sits around R-0 to R-2. Polystyrene cores typically land near R-6 to R-10. Injected polyurethane, which bonds to both steel skins, usually reaches R-12 to R-18 or beyond and gives you the stiffest, quietest door. If your garage is attached, or you use it as a gym, workshop or home office, the higher range is worth it. If it is a detached storage garage, it usually is not — and we will say so.
What to Expect
Opening width and height, headroom, backroom and side room are all measured on site. Ordering from a guess is how doors arrive that do not fit.
Existing spring tension is released under control, then the door, tracks and hardware come out and leave with us.
Vertical track is plumbed to the opening and each section is levelled as it stacks — this is the step that decides whether the door seals evenly at the floor.
A new torsion springs system is matched to the finished door's actual weight, with new cables and rollers. Reused springs on a new door is a guaranteed callback.
We reconnect your existing opener or fit a new LiftMaster, reset travel and force limits, verify the safety reversal, and confirm the door holds balance by hand.

A standard single or double door is usually a one-day job — removing the old door and track, fitting new track, stacking and levelling sections, installing a torsion springs system sized to the new door, running new cables, and setting up the opener. Custom sizes, frame repairs, or multiple doors can push into a second day.
For an attached garage, generally yes. Charlotte summers push an attached garage well past comfortable, and that heat moves into the rooms next to it. An insulated core moderates the swing, and the same layers make the door quieter and stiffer. For a detached storage garage, a non-insulated steel door is often the sensible call.

If the new door is a lot heavier — an insulated door replacing a single-layer one — or the opener is aging, we'll tell you honestly whether it should be upgraded.
Always. Springs are sized to a specific door weight, so putting old springs on a new door of a different weight leaves it unbalanced, strains the opener, and burns through spring life. Every installation includes a spring system sized to that door, plus new garage door cables and rollers.
